Black Forest

If you fly into Colorado Springs, you will usually travel along the front range and may fly over a dark patch of trees on the northern end of Colorado Springs. This is the Black Forest. Heavily forested, in early days it was referred to as “The Pinery” because it was a source of lumber used in building. Most of Black Forest is on acreage of 1-20 acres. Black Forest is somewhat “rural” with lots of wildlife, parks and open space. Although close to amenities (about 15-20 minutes), residents enjoy miles of hiking trails and horse back riding trails. In Fox Run, a local park, there are horseback trails and trails suitable for snowshoes and cross-country skiing.

School District

Black Forest is a large area, encompassing school districts 20, 38 and 49. School ratings are very good to excellent, with numerous charter schools, Interbaccalaureate programs, and schools focusing with a heavy emphasis on math and science. Housing Styles

Housing is typically higher end custom or semi-custom homes, many with rustic charm and a Craftsman influence. Many of the homes have horse facilities, since they are on acreage. Until recently, many of the back roads were dirt, and some still are. In 2013, a devastating forest fire hit the Black Forest, burning over 14,000 acres. Despite this setback, most residents stayed and rebuilt because they like where they live.

Briargate

Briargate is an extremely popular area in Colorado Springs, and for good reasons! It was developed in the 80's and 90's, and homebuilders are still building new homes today. It was developed by the La Plata Corporation, which had a grand vision; create a master planned community with parks, recreation, limited commercial and mostly residential homes. The result was impressive, with lots of open space, trails, parks, two major hospitals, shopping, and coveted housing developments. The expansion of Woodman Road, and the extension of Powers Blvd. made for easy access to I-25, downtown and all of Colorado Springs. The popular Pine Creek Golf Course is centrally located in the Briargate area, and The Shops of Briargate offers many unusual restaurants and shops such as Ted's Montana Grill and California Pizza Kitchen.

School District

Briargate is home to District 20 schools, which rank very high, not only in Colorado Springs, but in the nation. The Broadmoor

This area is in the southwestern portion of Colorado Springs. The infamous Broadmoor Hotel is in the center, once an asthma treatment center and now a world class hotel resort and golf course. Close by are attractions like Seven Falls and the Cheyenne Mountain Zoo.

When in Colorado Springs, be sure and make the Broadmoor Hotel a “must see”, especially walking the West Wing, where photos of celebrities, movie stars, world leaders and dignitaries will delight you. In the winter, the hotel often does ice sculptures near the lake on the property.

School District

The Broadmoor area is home to the famous District 12 Schools. These schools consistently rank at the very top of all schools in Colorado Springs. With recent advances, District 20 is not far behind, but these are very excellent schools.

Housing in the Broadmoor area include large lots with mature landscaping, and custom homes. Colorado Springs East

The East section of Colorado Springs is basically north of the Central downtown area and east of the Powers corridor (Powers Blvd.) This area has numerous attractions and invites outdoor activities such as hiking, biking, walking, mountain bikes, or just walking the dog. Palmer Park has numerous hiking trails with great views! Recently, Craft Brew Pubs have been popping up on a monthly basis, in addition to local boutique restaurants. This area of town is popular, since it is so close to downtown, without the traffic and congestion of the downtown area.

School District

The school district for the East area of The Springs is District 11. District 11 is the largest school district in Colorado Springs and has enjoyed a distinguished legacy of providing excellent education to the greatest number of students in our region. Housing Styles

Housing here is varied, with some older 1800's vintage Victorian and Craftsman bungalows near downtown, interspersed with modest brick homes. Many were built in the 40's and 50's, plus high-end properties near Palmer Park adjacent to the Colorado Springs Country Club. Later, in the 70's and 80's, homes popped up on large, mature lots, popular even today. This diversity in housing keeps the area vibrant and upcoming, once sought after for retirees but now being snapped up the younger buyers. This new energy has Benn good for resale, as they update the properties and keep property values steadily climbing. This area is popular with Military buyers, since it is centrally located to the 5 military bases in Colorado Springs.

Popular subdivisions are: Villa Loma, Rustic Hills, Park Vista Estates, and St. Andrews ( adjacent to Colorado Springs Country Club). Others include Village Seven, and Old Farm, a subdivision developed in the 80's from the sale of an original farmstead. Remnants of the old farm are still there, with a silo and farmhouse and a community garden! The High Chaparral Open Space Trailhead starts here, which has a 2.2 mile trail at 6,862 ft elevation and great front range views.

Colorado Springs Northwest

The northwest area of Colorado Springs encompasses the Air Force Academy (over 11,000 acres), and the Air Force Chapel. Not only is fun to go to the sports games; football, basketball, and hockey, but the Chapel is also worth a visit.

The west area is considered west of I-25 and is very scenic, especially around Ute Valley Park. Here, there are several hiking trails, mountain biking and dog walking are all very popular. Located in the foothills, views are great, and streets wind up the hillsides in mature landscaping. Deer and wild animals wander everywhere. The aspen trees get very colorful in spring and fall, a spectacle worth waiting for in Colorado!

School District

The predominant school district in the Northwest area of Colorado Springs is District 20, but the southern part of the region is District 11 schools. Housing Styles

Most of the homes in this area were built in the 70’s and 80’s, and a resurgence of building homes in the 90’s and beyond. Nestled in the foothills, some homes were built over old mining claims, so settlement issues can be a problem. When viewing homes in this region, Larry can advise you about specific trouble signs to look out for. Most homes are fine, but some caution is advised.

A devastating fire called the Waldo Canyon fire happened in 2012 and burned 18,000 acres and destroyed 346 structures. That fire hit the Mountain Shadows area hard but almost all of the homes destroyed were rebuilt.

Today, the northwest side of Colorado Springs is still a very desirable place to be. Some of the local subdivisions include: Mountain Shadows, Rockrimmon, Point of the Pines, Oak Hills, Discovery, Peregrine, and Woodman Valley.

Colorado Springs West

The westside of Colorado Springs has a very unique flavor, as many residents flock here due to the feeling that they live in the foothills. Views are abundant of the famous Garden of the Gods, Glen Eyrie Castle (now a Conference Center), and views of Pikes Peak. Old Colorado City is part of the westside, once a rival town trying to become the "downtown" for Colorado Springs. Today, it is a great collection of vintage Victorian homes, exuding historic charm to the neighborhood. Colorado Blvd. hosts a wide array of boutique shops and eclectic restaurants, like Jake and Tellies Greek restaurant, English Dockside seafood, and Paravicini's Italian Bistro.

Up the hill, the exclusive gated community of Kissing Camels surrounds a golf course with tremendous views of Garden of the Gods. In fact, a great "photo stop" is at the top Pdo photo shoots there, with the Garden of the Gods backdrop.

Some popular subdivisions here are: Old Colorado City, Gold Hill Mesa, Pleasant Valley, Indian Heights, Kissing Camels, and Holland Park.

You name it, you have it on the westside. Since Old Colorado City was adjacent to downtown, it has some of the oldest homes in Colorado Springs. To the south, Gold Hill Mesa has newer homes, even new builds still being built. Up the hill, Pleasant Valley was developed in the 60's and 70's, and some of the development was built over old mining claims, so caution should be exercised in evaluating some of these homes. Settlement issues are common here. Toward Garden of the Gods is the exclusive gated community of Kissing Camels. Most of these high-end properties are on large lots, many of which surround the famous private Kissing Camels Golf Course. A few "in-fill" lots are still being built on. The land is so valuable that some older homes are purchased and torn down, just for the lot to build a new custom home on!

central / Downtown
Colorado Springs

This area encompasses the downtown region. When Colorado Springs was founded by General William Palmer in 1871, it was designed to be an urban epicenter of culture, much different than the wild frontier surrounding it. Some of the vintage homes near the center of downtown have historic backgrounds, such as homes owned by General Palmer for his officers. Some of these homes have appeared in many movies over the years.

The Central downtown area has become a mecca for a wide range of restaurants, quaint boutique shops, and a wonderful “walking zone”. Tejon is the main drag, with many breweries and fine restaurants within walking distance. There is even an Irish Pub called Jack Quinns, which several years ago was visited by the Budweiser Clydesdale horses who parked outside!

Fountain / security

Ft. Carson Army Base is a 137,000 acre facility located in the southern corridor of Colorado Springs, built in 1942. The base is home to the 4th Infantry Division, the 10th Special Forces Group, and the Security Force Assistance Brigade. Due to the proximity of the base, the Fountain and Security areas are very popular with Military buyers. As the base was built, housing began to spring up, so some of the homes in this area are from the 50’s and 60’s. With the availability of cheap land, housing developments sprung up in the 70’s, and some are still building there today. For a long time, there was not much infrastructure here, but in recent years more commercial development has been built, and today there are most box stores and shopping convenient near Mesa Blvd.

This area is convenient to the Colorado Springs Airport, and also to Peterson Air Force Base, and Shriever Air Base. The Fountain and Security areas offer some of the most affordable housing in Colorado Springs.

School District

The school district in the Fountain / Security area is District 8 which has close ties to the military, as a large percentage of students live on nearby Fort Carson. Approximately 40% of all students have either one or both parents on active duty in the military.

Housing Styles

The older style 50’s houses are popular in Security, often modest homes with a one car garage. 80’s style homes will tend to have larger lots, and more square footage, usually with a 2 car garage. Newer homes will be on smaller lots, but are new- you pick out all the amenities you desire. As with any new home, be sure you enlist Larry as your Agent before you go visiting the new model homes! Otherwise, you may not be able to have representation later, and it is critical that you have someone representing you. Without an agent, you are at the whims of the builder. If all goes well, no problem. But if it does not, or they do not do what they say they will do, you could lose your earnest deposit. It costs the buyer nothing to use Larry as your buyer’s agent, the commission is built into the price of the home. Additionally, you will not get a discount on your home if you do not have an agent- the price of an agent is built into the cost of the home.

manitou springs

Manitou Springs is west of downtown and Old Colorado City. It has tremendous history; the Cheyenne, Mountain Ute and Arapahoe tribes considered this area sacred. Today, it features the Cog Railway (take it to the top of Pikes Peak). It also has numerous quaint shops and restaurants, artists and galleries worth parking and walking Manitou Ave. to check them out. There is even a penny arcade and the Manitou Mineral Springs! In the early 1900's, the mineral springs were a mecca for a health resort, attracting tubercular patients for the clean air and healing mineral waters.

The famous Manitou Incline is also here, a strenuous .88 mile hike which starts at the Barr Trailhead outside of Manitou Springs, and climbs over 2,000 ft. in elevation, most of which is very steep. Although very popular, it is a very tough hike and should only be attempted by hikers in excellent health. The trail is the remains of the former 3' wide narrow gauge funicular railway.

Manitou Springs is in District 14. This is a small school district in relation to the rest of the school districts in the Colorado Springs and boasts the highest graduation rate in the Pikes Peak Region.

Housing Styles

Eclectic would be the best description of housing here. Everything from Historic Victorians (many listed on the National Registry), to rustic cabins, to custom homes built into a mountainside, Manitou Springs attracts an "artsy" crowd. In the 60's and 70's it attracted a "hippie" clientele, but today they are mostly entepeneurs with small shops selling unique gifts and artwork.

Off of Manitou Avenue is Crystal Hills Road which will take you up to a gated subdivision. With a Realtor, you can go explore the area which climbs several miles through the foothills. Although remote, the road is plowed during winter thanks to an HOA. Expect high prices on large lots here, but tremendous views!

Monument / Tri-Lakes

As you travel up I-25 north about 20 minutes from downtown, you will reach an area called Monument. Part of that area is referred to as “Tri-Lakes”, which is due to 3 lakes in the region; Monument Lake in Monument, Palmer Lake in Palmer Lake, and Lake Woodmoor in Woodmoor.

Monument gained attraction due to its’ diversity in housing and communities. The small town of Monument has cute little shops, where locals sit outside and have coffee and lunch.

Wakonda Hills has acreage properties, hidden in the foothills. Red Rock Ranch has custom homes on large lots, some of which back to hiking trails in the Pike National Forest. Palmer Lake is a tiny town with a few shops and a couple of restaurants. Woodmoor has meandering streets through the trees, with large lots and mature landscaping with lots of wildlife, plus an area around the golf course. Jackson Creek has newer homes on moderate lots. Fox Run has homes in the trees, with a great setting.

One of the big draws to this area is the location; it is only 40 miles from Denver yet offers a diversity of mountain living. It has become home to a lot of homeowners who commute to Denver but want more affordable housing alternatives.

School District

The Monument area is in the Lewis Palmer District 38 school district. With lots of new schools, built and being built, the school district has excellent ratings.

The northgate area of Colorado Springs is the newest area of development. It started about 10 years ago, when major companies started moving into the area, including FEDX, Oracle, Ball Engineering, Lockheed Martin, and many others. As these companies built, employees followed, spurring housing demand. Today, many homebuilders are actively building homes here. The area is east of I-25 and north of Academy Blvd. up to Baptist Road.

A major announcement was made in 2018; In-N-Out Hamburger chain, from S. California, will be building a distribution center here, with the first restaurant franchise in Colorado to be in Colorado Springs! In addition, Bass Pro Shop built a huge location, which then attracted many new businesses, including top end restaurants, craft breweries, and unique shops. Off Interquest Parkway, the very popular Flying Horse development was built. New homes are still being constructed here. This subdivision sits at the southern end of Black Forest, and features many million dollar plus homes on or near a golf course, and an amazing Club at Flying Horse Country Club featuring indoor/outdoor pools, exercise workout facilities, and even daycare while you work out. Pikes Peak Community College is here also, a popular spot for continuing education for college, or just to pick up an interesting night class.

School District

Part of this area is District 20 schools, and part is District 38. Both are excellent school districts. With all the new development, new schools have been built, attracting the best teachers with the most advanced curriculums. Peyton / falcon

This area is about 14 mi. northeast of Colorado Springs. Although this area was founded as a railway hub in the early 20th century, it was primarily a quiet ranching community until it experienced rapid growth in residential housing and commercial shopping.

Today, Falcon and Peyton are thriving communities with a lot to offer. There is a small regional airport called Meadow Lake Airport intended for small airplanes. The airport covers 753 acres of land at an elevation of 6,874 ft. above seal level, and is the largest pilot owned airport in Colorado. It is located about 14 mi. NE of Colorado Springs.

A large grocery store was opened in 2000. A few years later Wal-Mart opened, and now anchors many chain restaurants, banks, and small businesses.

With such a history of ranching and acreage properties, it is no secret that it also known for equestrian facilities. In Peyton, a subdivision called Latigo hosts the Latigo Equestrian Center, a horse facility founded and established by the Pikes Peak Range Riders. It is a 45 acre facility with an indoor riding arena, and an outdoor corral and riding area, show stalls, and a boarding barn. Ample parking for vehicles including RV’s. The famous Latigo Grill serves up first class food with large portions. They host weddings, and special events. Located at 13710 Halleluiah Trail.

To get to this area, simply go out Woodman Road to the town of Falcon, turn left on Meridian Ranch, and drive to the entrance of Latigo. You can also take Hwy. 24 from Powers Blvd. to Woodman Rd. into the town of Falcon.

School District

Peyton / Falcon is home to District 49 schools and Peyton School District 23JT. New building has meant many new schools, and they have grown exponentially over the years.

In the 1980’s, residential development occurred, and several subdivisions were created, including Antler’s Ridge, The Meadows, Elkhorn Estates, Meridian Ranch, Woodmen Hills, Paint Brush Hills, Falcon Heights, and Sunny Slope Estates. Here, there is a wide variety of housing opportunities. Many are on acreage of 1/2 acre to 5 acres. Parts of Peyton have acreage properties of 30 acres or more.

This area has grown tremendously, doubling in population between 1990 and 2000. It still is quite attractive, as it is increasingly harder to find homes in Colorado Springs on acreage lots. In 2004, the Antler Creek Golf Course was opened (http://antlercreekgolf.com). It is billed as the longest golf course in Colorado, and second longest in the county.

The Powers Corridor is the area east of Powers Blvd., from Platte Ave. on the south, to about Woodman Rd. on the north. When I came to Colorado Springs in 1995, this area hardly existed. It was open cattle ranches, with a few homes interspersed down near Constitution. Today, it is a sprawling metropolis of housing, as far as you can see. Homebuilders flocked to the area to meet the demand for newer, affordable housing in Colorado Springs, close to the military bases. It took off like fireworks!

Today, this influx of people has brought development along Powers to the point of having every restaurant chain, every department store, every box store, every franchise imaginable. Businesses that used to only be in Denver or major metro areas all came here. The addition of the new hospital, Penrose St. Francis, at Woodman and Powers was an additional draw to new homeowners.

Home prices are generally lower here than in areas like Briargate. When buyers are looking on the north end of Colorado Springs and are not finding a big enough house for the money, we will go here to find one, as you can often find a larger home for the same amount as a smaller one in surrounding areas.

This area is extremely popular with the military buyers, as it is very convenient to the military bases, especially Peterson Air Force Base. If you enjoy shopping and restaurants, and getting more house for your money, this is your area!

School District

The Powers Corridor is home to District 49 schools. New building has meant many new schools, and they have grown exponentially over the years.

Housing Styles

Housing in the southern portion of the Powers Corridor tend to be 70’s and 80’s vintage, many built as affordable housing for the military. As you move north, homes built in the 90’s until today are prevalent. Expect a lot of multi-level homes, and 2 story, with a few ranch style homes mixed in. Ranch style homes require larger lots, and are more expensive to build, so you won’t find a huge supply of ranch homes here. Lot sizes are moderate to minimal; the newer the home, they tend to be on smaller, tighter lots because land has become so valuable.

The huge Banning Lewis Ranch sits adjacent to Marksheffel Road on the eastern boundary of the Powers Corridor. It is a 30,000 acre ranch which will be developed over the next 20 years. Homes here are a few years old, to brand new. Lots tend to be smaller here.

Ute Valley / Woodland Park / Divide

Several years ago, Larry had a Special Forces client who wanted to buy a home in the mountains. He showed them numerous homes in Colorado Springs, each with great mountain views, but his client wanted to “live in the mountains”. So up the pass we went. When you travel from the downtown area up Hwy 24, that highway will take you into the mountains, past Manitou Springs, Red Rock Canyon, Cave of the Winds, to Chipita Park and Green Mountain Falls. “Must see” stop is a night at the Blue Spruce Inn and Caboose. Yes, you can stay in an actual caboose (with its own hot tub, of course). Hosts Al & Connie Woodworth are a delight. They have a wealth of information about the area, as you are at the base of the Pikes Peak Highway.

About 20 minutes up “the pass” is Woodland Park, a small mountain community (about 10,000 people), that prides itself with Fall Festivals, Above the clouds Classic Car shows, farmers markets, local symphonies in the park, and small town flavor. Situated at 8,465 ft. above sea level, you truly feel you are in the mountains. There are a few breweries here, some antique shops, and quaint boutique stores. The Donut Mill is famous for their cinnamon rolls. There are two stores featuring log cabin furniture. Charm and friendliness abound here. Woodland Park makes a great base camp to check out the surrounding areas.

The popular Charis Bible College is here, in a magnificent setting in the woods. People come here from all over the world for education and spiritual guidance.

Leaving Woodland Park, 8 miles up Hwy 24 is the little town of Divide. Not much here but the popular McGinty’s Irish Pub and Paradox Brewery, featuring “sour” beers in a great setting with outstanding views of Pikes Peak. Paradox is very dog friendly, with a dog park in back, and dogs dress up for Halloween. Just outside of Divide are a series of ATV/UTV trails with great views.

Up Hwy 67 a few miles is Mueller State Park, a park full of hiking and trails set in the Aspens. About 20 minutes further is Cripple Creek. Once gold and silver mines, (some still active), now its main attraction is tourism and casinos. In the winter, they have ice carving championships here, where the whole town turns into sculptures.

Rustic charm would describe the predominant housing here. Nearly all custom homes, each with its individual charm, many people locate here from Colorado Springs to “live in the mountains”. Expect a little of everything for housing here. Everything from rustic mountain cabins on leased Forest Service land, to cabins in the woods, to log homes on 1-20 acres, to huge custom homes in the Parade of Homes every year. Larry has a second home in Divide with 10 acres and a pond and can share a wealth of information about the area.
